7:00 am - 3:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.

Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
The position is considered to be fully functioning in the HVAC trade area. Additionally, this position is expected to be able to perform all general maintenance work. Tasks may include maintenance, repair, placement, fabrication, installation, alteration, construction, and design of facility components in the HVAC Shop.
Minimum Education/Experience
Required Minimum Qualifications:

Graduation from high school or equivalent. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.

University Preferred Qualifications:

Graduation from high school or equivalent and two years experience. Experience in the trade(s) areas related to the position's role may be substituted on a year-for-year basis.
Essential Job Duties
The FM Tech Mechanical Trades performs under the direction of the Facilities Management HVAC Shop Supervisor.
Duties include:

  • Responsible for performing routine maintenance of HVAC equipment to ensure that equipment continues to run smoothly, building systems operate efficiently, and/or the physical condition of buildings does not deteriorate.
  • Use electrical test devices to troubleshoot and repair.
  • Diagnose mechanical problems and determine how to correct them by checking blueprints, repair manuals, or parts catalogs as necessary.
  • Use standard HVAC tools. This includes precision measuring instruments, electrical devices, and electronic testing devices.
  • Using knowledge and skill in Building Automation Systems (BAS) to complete tasks as needed
  • Look up and order parts.
  • Ability to act as a lead technician and provide guidance to other technicians.
  • The selected candidate must have the mental and physical capabilities to perform the position's essential functions with or without reasonable accommodations.

Other Work Responsibilities

  • Work with minimal supervision or instruction and complete work with high competence and professionalism in compliance with generally accepted trade practices.
  • Communicate effectively with customer managers and provide high-quality customer service based on university policy and procedures.
  • Record daily activities using a tablet in the work order tracking system (Archibus).
  • Perform other duties as assigned and delegated, dependent on HVAC Shop needs.

Departmental Preferred Experience, Skills, Training/Education

  • Graduation from high school or equivalent and four years experience in the installation, maintenance, and repair of HVAC, and refrigeration equipment.

  • HVAC controls for Building Automation Systems experience.
  • Basic electrical and plumbing knowledge.
  • E.P.A. 608 Refrigerant certification preferred.
  • Experience working in facilities maintenance preferred.
  • Effective verbal and written communication skills needed for position.
  • Computer knowledge and skill with Google E-mail, Microsoft Word, and Excel, and willingness to learn new programs.
  • Ability to foster and create an atmosphere of teamwork.

Necessary Licenses or Certifications


  • A valid driver's license is needed for position.. The FM Tech Mechanical Trades operates assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.


  • Positions may be required to possess and maintain required certification, licensure, educational level, and/or experience criteria as applicable to the tasks being performed and follow applicable building codes.
