Position Summary: The Facilities Technician II supports building maintenance and repair tasks under the guidance of the Facilities Supervisor or higher-level technicians. This role involves performing intermediate-level maintenance duties across multiple properties, including plumbing, electrical, carpentry, landscaping, and appliance repair. The Facilities Technician II will provide direction to Facilities Technician I employees and trainees, ensuring tasks are completed safely and efficiently. This position requires a minimum of three years' experience in building maintenance and intermediate knowledge of best practices in maintaining building systems and equipment.

Key competencies include effective problem-solving, time management, and collaboration. The Facilities Technician II will assist in identifying maintenance needs, implementing solutions, maintaining records, and supporting preventive maintenance programs. This position emphasizes learning and professional growth while ensuring compliance with safety standards.

Education, Training and Experience:

* Minimum of three years' experience in building maintenance, including carpentry, plumbing, electrical, HVAC, landscaping, and appliance repair.

* Experience maintaining, troubleshooting, diagnosing, repairing, and recommending remedies for building systems and equipment, including electrical systems, plumbing systems, HVAC, carpentry and finishes, roofing systems, and other general building components.

* Experience providing service of commercial kitchen equipment, laundry machines, pumps, dispensers, and filtration systems.

* Experience using and maintaining tools for facility repair and maintenance, including hand tools, measuring devices, power tools, and landscape tools.

* Experience in a nonprofit or social services environment preferred but not required.

* Experience conducting safety inspections, identifying deficiencies, and implementing appropriate remedies.

Knowledge, Skills, and Abilities:

* Knowledge of building infrastructure and systems, including basic HVAC, plumbing, electrical, and mechanical components.

* Knowledge of safety protocols and regulations relevant to facility management and maintenance tasks.

* Knowledge of building codes and construction regulations.

* Knowledge of computerized maintenance management systems (CMMS) for tracking work orders and inventory (preferred but not required).

* Skilled in intermediate-level problem-solving to identify and address facility-related issues effectively.

* Skilled in performing routine preventive maintenance activities to maintain operational efficiency and prolong the lifespan of building systems.

* Skilled in using tools and equipment for facility maintenance tasks safely and effectively.

* Skilled in clear communication to collaborate with team members, contractors, and other stakeholders.

* Skilled in time management to prioritize tasks and meet deadlines in a dynamic environment.

* Ability to work independently and as part of a team to complete assigned tasks.

* Ability to provide guidance and onsite direction to Facilities Technician I staff and interns/trainees.

* Ability to adapt to changing priorities and situations while maintaining composure and effectiveness.

* Ability to maintain accurate records of work activities, including project documentation and supply inventories.

* Ability to remain committed to high safety and quality standards in all maintenance tasks.

Additional Eligibility Requirements:

* Must pass a criminal history background check conducted by the State of Oregon's Background Check Unit.

* Possess a valid driver's license, current insurance, and a reliable vehicle; must meet the organization's driving standards.

Essential Duties and Responsibilities:

* Perform general maintenance and repair tasks across various building systems, including plumbing, carpentry, electrical, and HVAC.

* Conduct regular safety inspections, identify deficiencies, and implement corrective actions to maintain compliance with safety standards.

* Assist in identifying and communicating maintenance needs and solutions to the Facilities Supervisor.

* Perform landscaping duties such as lawn mowing, pruning, and leaf or snow removal.

* Provide onsite direction to Facilities Technician I staff and interns/trainees.

* Assist in developing and implementing preventive maintenance schedules for individual program sites.

* Maintain tools and equipment in proper working order, adhering to safety guidelines.

* Maintain accurate documentation of maintenance activities, work orders, and supply costs.

* Respond promptly to maintenance requests, minimizing downtime and ensuring occupant safety.

* Utilize computerized maintenance management systems (CMMS) to track work orders, maintenance schedules, and asset management.

* Stay updated on industry trends, emerging technologies, and best practices in facility maintenance to enhance service delivery.

* Foster a culture of safety, quality, and continuous improvement within the maintenance team.

* Ensure proper use and maintenance of all tools and equipment, adhering to manufacturer guidelines and safety standards.

* Ensure compliance with all relevant regulations, codes, and organizational policies related to facility maintenance and safety.

* Respond promptly to emergency maintenance requests, providing solutions to minimize downtime and ensure occupant safety.

* Comply with all safety regulations and maintain clean and orderly work areas.

Other Duties:

* Perform other duties as assigned by supervisor.

Supervisory Responsibility: This position has no supervisory responsibilities. Position provides guidance to Facilities Technician I and interns/trainees.

Work Environment:

o While performing the duties of this job, the employee is required to talk, hear, use hands to finger, handle or feel, reach with arms and hands, stoop, stand, walk and sit. Individual will be required to use a variety of handheld and power tools. Individual must be able to climb and/or work off a ladder.

o Employee must be able to lift up to fifty (50) pounds.

* Environmental Conditions: Work is regularly performed in a combination of office, residential centers, outdoors, and shop conditions. Travels locally to VOA facilities. Regular exposure to dust, odors, oil, fumes, and noise.

Schedule: This is a full-time position; 40 hours per week; Monday through Friday 8:30 a.m. to 5:00 p.m. Some weekends or evening hours may be necessary in emergency situations.
