Job Summary:

We're seeking aSenior Commercial Real Estate Valuation Advisorto lead strategic valuation engagements for institutional clients managing complex commercial real estate loan portfolios. This is a high-impact, client-facing role that blends technical valuation expertise with consultative leadership. You'll transform intricate loan data into actionable insights that drive investment decisions, support financial reporting, and uncovers risk exposure.

Success in this role means becoming a trusted advisor to our clients - someone who can navigate nuanced loan structures, develop and review sophisticated valuation models, and clearly articulate the rationale behind valuation conclusions. Within 3-6 months, you'll be leading client relationships, mentoring junior team members, and shaping the evolution of our valuation platform and processes.

What You'll Do:



  • Lead and oversee fair value analyses of commercial real estate loans for top-tier institutional investors.
  • Interpret complex loan agreements, promissory notes, and financial documents to extract valuation-critical inputs.
  • Build, review, and enhance advanced valuation models that reflect dynamic market conditions.
  • Present valuation results to clients, auditors, and stakeholders with clarity, confidence, and credibility.
  • Monitor capital markets and interest rate trends to inform valuation assumptions and methodologies.
  • Collaborate across Chatham's debt, valuation, and technology teams to deliver integrated client solutions.
  • Drive quality assurance and process improvements to ensure valuations meet the highest standards of rigor and defensibility.
  • Contribute to thought leadership and innovation in valuation practices and client engagement strategies.


Qualifications:

Must-Haves:



  • 8+ years of experience in institutional real estate, valuation advisory, or investment management.
  • Deep expertise in commercial real estate debt structures and valuation methodologies.
  • Advanced Excel modeling skills, including discounted cash flow and scenario analysis.
  • Exceptional written and verbal communication skills - able to distill complexity into clear narratives.
  • Demonstrated ability to lead client relationships and mentor junior professionals.
  • Familiarity with source documents such as loan agreements, rent rolls, and financial statements.


Preferred:



  • MAI designation strongly preferred.
  • Experience with ASC 820 fair value reporting.
  • CFA or CPA certification (or progress toward one).
  • Exposure to debt capital markets, loan trading, or structured finance.
  • Prior experience in a consulting or advisory capacity.
