Continental Properties is seeking a driven and detail-oriented Preconstruction Project Manager to join our Construction team at our home office in Menomonee Falls, WI.

In this pivotal role, you'll help shape the future of our award-winning multifamily developments - guiding projects from concept to groundbreaking with precision, insight, and creativity. You'll partner closely with the Director of Preconstruction to evaluate project viability, assess and manage risk, and deliver smart, strategic solutions that set every project up for success. You'll report directly to the VP of Preconstruction and work alongside industry-leading professionals who are redefining how communities are built.

This is a role for a builder at heart and strategist in mind - someone who thrives on solving complex challenges, aligning stakeholders, and finding innovative ways to deliver exceptional communities. With a strong foundation in vertical and civil construction, cost estimation, scheduling, and value engineering, you'll ensure every detail contributes to world-class execution.

Essential Responsibilities:

As a Preconstruction Project Manager, you'll lead early-stage project planning-translating development concepts into buildable plans. You'll work cross-functionally to ensure each community starts with a solid foundation, guided by thorough analysis and collaboration.



  • Own the Preconstruction Process: Lead all efforts from LOI to groundbreaking, driving feasibility assessments, proforma support, and preconstruction strategy.
  • Navigate Complexity with Ease: Oversee due diligence, permitting, and municipal reviews, ensuring all approvals are secured efficiently and timelines stay on track.
  • Collaborate and Negotiate: Partner with the Director of Preconstruction to vet and select the best General Contractors, negotiate strong contracts, and ensure every bid aligns with budget and vision.
  • Shape Every Detail: Review and refine architectural, civil, and landscape plans - as well as construction-related legal documents - to safeguard design intent, cost efficiency, and quality.
  • Engineer Smart Solutions: Identify value engineering opportunities that enhance quality and maintain brand excellence without compromise.
  • Drive Data and Insights: Maintain project data in Procore and Smartsheet, while contributing key insights and updates to Investment Committee presentations.



Skills for Success:



  • Education: Bachelor's degree in Construction Management, Engineering, Architecture, Finance, or Real Estate, or equivalent hands-on experience.
  • Experience: 2-5 years in real estate, construction, engineering, architecture, or finance, with a solid background in planning, estimating, and delivering building projects. Leadership or mentoring experience is a plus.
  • Technical Savvy: Deep understanding of the design and construction process, from concept through completion, with proven success managing complex capital projects.
  • Digital Fluency: Proficient in project management software and tools.

We are committed to fair and equitable compensation practices. The posted salary range represents our good faith estimate of the base salary for this role at the time of posting. Final compensation is based on a variety of factors, including a candidate's experience, skills, qualifications, and internal equity. This range does not include bonus potential or other forms of compensation and benefits.

Salary Range: $86,000 - $130,000
