Job Title: Maintenance Technician/ Maintenance Worker

Location: One Air Terminal Parkway, Suite 220, Melbourne FL 32901

Pay rate: $23.50 /hour on w2

Duration: 6+ Months

Shift hours: Monday through Friday position working 7:30-4:00 p.m. (On need on call)

Role & Responsibilities:

  • Assists the Trailer Haven Manager in the operation and maintenance of all facilities.
  • Maintains good public relations with airport staff, residents and public.
  • Performs repairs to buildings.
  • Repairs or contracts for repairs potholes in streets and maintains sidewalks. Works with City to replace street signs and completes measurements and installation within Tropical Haven.
  • Supervises and gives technical direction, and performs construction, maintenance, repair and replacement of Tropical Haven facilities and grounds.
  • Maintains plumbing system for Tropical Haven properties.
  • Maintains, through monitoring, preventative maintenance, and as applicable repair and/or replacement, HVAC systems, fire and door alarm systems, lighting controls and irrigation systems
  • Performs scheduled preventative maintenance on various piece of Airport Tropical Haven equipment (e.g. Airport vehicles, lawn equipment etc. .)
  • Performs a variety of manual labor including but not limited to air filter and trash and debris pick up, sweeping and mopping surfaces, repairing and/or installing fence.
  • Operates both power and manual tools and equipment to include but not limited to automatic floor scrubbing machine, large commercial vacuums, buffers, pressure washers commercial carpet cleaning machines
  • Maintains inventory control to include, but not limited, to monitoring and/or documenting quantities, re-stocking shelves, and requisitioning supplies to maintain stocks.
  • Conducts inspections of tenant properties when modifications are requested or when residents want to sell property. Maintenance generating work orders as required.
  • First point of contact to notify City Code of changes to residents' properties.
  • Assists Tropical Haven Manager with weekly collection from laundry room.
  • Performs scheduled preventative maintenance tasks required of a variety of Tropical Haven area equipment/ properties.
  • Performs other assigned duties as assigned.
  • Performs all custodian functions within the recreation building and other buildings as assigned.
  • Maintains all equipment in good working order.
  • Directs other maintenance personnel in maintaining all common areas of the complex.
  • Maintains landscaping and mowing throughout the area assigned.
  • Performs other assigned duties as assigned.


Required Education:

  • High School Diploma or equivalent; five 5) years of related experience in building and grounds trades/ building maintenance; or equivalent combination of education and experience.


Knowledge, Skills and Abilities:

  • Knowledge of tools and equipment required to complete the above tasks.
  • Knowledge of OSHA safety rules.
  • Knowledge of driving and working in a fast-paced environment.
  • Knowledge of materials, methods, and techniques used in building and ground maintenance.
  • Knowledge of mechanical and electrical systems associated with specialized equipment utilized to support day to day operations.
  • Knowledge of principles and practices of the electrical and air condition trades.
  • Knowledge of methods, tools, and materials in the repair and maintenance of electrical/electronic systems.
  • Knowledge of local and National Electrical Codes, building codes, plumbing codes, and fire safety codes.
  • Knowledge of safety precautions and practices common to electrical work and safety precautions.
  • Ability to read electrical diagrams and to follow written and oral directions.
  • Ability to speak, read, and write fluent English and to understand written and oral directions.
  • Ability to perform hard manual labor in all weather conditions.
  • Ability to establish and maintain effective working relationships with other supervisors, Airport tenants, contractors, subordinates, and fellow workers.
  • Ability to work various shifts as assigned.
  • Ability to respond to emergencies in a timely manner.
  • Ability to walk and work on unstable soil conditions.
  • Ability to work in adverse weather conditions day or night, including very hot and humid weather.
  • Ability to supervise and instruct personnel in the performance of the duties assigned
