| General Description (Summary description of the primary duties and objectives of the position.) |
| Responsible for the environmental integrity of buildings; including HVAC and decisions affecting supporting systems like electrical, pneumatic, water, sanitary, gas and life safety. Maintains all environmental systems for maximum efficiency in an effort to provide the appropriate environment for the building occupants. Communicates with city governmental and insurance inspectors, chemical suppliers and vendors on a regular basis. |
| Additionally, employees are expected to abide by all internal control & compliance practices to: - Safeguard assets from theft and misuse. - Ensure segregation of duties to minimize fraud. - Comply with business ethics, applicable laws and regulations. - Maintain confidentiality of proprietary information. - Periodically reconcile physical assets to accounting records. |
| Requirements Profile (Competencies, skills, abilities, experience, education necessary.) |
| Skills/Abilities-
- Ability to analyze and trouble shoot HVAC electrical and refrigeration circuitry
- Work from site prints and handwritten instruction, electrical and mechanical schematics
- Mechanical and electrical working knowledge of HCAC equipment, pneumatics, electronic control systems
- Knowledge of multifunction meters, programmable control systems and computer
- Requires refrigerant handling, reclaim, recovery and recycle according to OSHA / EPA standards
- Understanding of equipment requiring preventive maintenance
- Knowledge of safety standards, OSHA, MIOSHA, EPA and IAQ guidelines
- Some heavy lifting is required.
- Must be able to operate cranes and fork lifts for moving heavy material or equipment.
- Requires the ability to work in elevated position (from lifts, etc.)
- Must be able to work on pressurized steam systems

| Education/Experience
- Must have High School diploma or equivalent.
- Must have satisfactorily completed a (4) year apprenticeship approved by the U.S. Department of Labor, including knowledge of electronics and electrical and gas fired equipment. Universal certificate in refrigerant handling.
- Must know and follow established safety procedures.
